Capstone Consulting Engineers Ltd

Capstone Consulting Engineers Ltd – Conservation Structural Engineering and Historic Building Repairs

Capstone Consulting Engineers Ltd is a specialist structural and civil engineering practice associated with the Peak District and based in Matlock, Derbyshire. Established by chartered engineer John Ruddy in 2001, the practice concentrates on the conservation, repair and sensitive adaptation of historic buildings, churches, country houses, monuments and traditional structures, alongside domestic engineering commissions.

Capstone provides structural appraisals, condition reports, engineering design, investigations, drawings, calculations and construction-stage advice. Its work ranges from small inspections for owners of historic cottages to complex interventions at nationally significant listed buildings and scheduled monuments. The practice works with conservation architects, the National Trust, church authorities, local councils, specialist contractors and private clients.

John Ruddy holds an MA in Conservation Studies, is a chartered structural and civil engineer, a full member of the Institute of Historic Building Conservation (IHBC) and a Conservation Accredited Engineer (CARE). The practice emphasises understanding how an existing structure carries loads before proposing strengthening, aiming to retain serviceable historic fabric and avoid unnecessary intervention.

Conservation Structural Engineering

Historic structures often differ fundamentally from modern construction. Their stability can depend on traditional joints, accumulated settlement, unusual material properties and the interaction of different building phases. Capstone's engineering assessments therefore begin with examination of the building, its history, present condition and evidence of structural behaviour.

Services include structural design for repairs and alterations, assessment of defects, appraisal of load-bearing elements and recommendations for proportionate strengthening. The practice produces design drawings, specifications and calculations, and can inspect works during construction to resolve issues revealed when historic fabric is opened up.

Historic Building Surveys and Structural Investigations

Capstone undertakes structural appraisal reports, building and measured surveys, options appraisals, feasibility studies and urgent condition assessments. Investigations may address cracking, subsidence, unstable masonry, roof spread, timber decay or the effects of inappropriate previous repairs.

The practice also advises on monitoring movement and interpreting structural defects. Its conservation-led approach distinguishes between long-established deformation that a building has accommodated and deterioration requiring active intervention. Where appropriate, further opening-up work or specialist testing can inform a more reliable repair specification.

Traditional Timber Frames and Historic Roof Structures

Capstone assesses and designs repairs for timber frames, roof trusses, beams and other traditional structural elements. Such work can involve investigating concealed connections, identifying localised decay, assessing existing load paths and designing timber-to-timber repairs or discreet reinforcement.

Preserving carved or otherwise significant timbers is particularly important in ecclesiastical and listed buildings. The practice's work at St Peter's Church, East Drayton, included detailed examination of a severely deteriorated nave roof and repair proposals designed to retain its ornate historic structure.

Churches, Towers, Spires and Monuments

Ecclesiastical engineering is a major part of Capstone's heritage experience. Services include assessment of church roofs, towers, spires and bell frames, investigation of unstable masonry, emergency structural advice and the design of carefully managed repair programmes.

At St Mary de Castro in Leicester, the practice assessed severe defects affecting the tall stone spire and considered alternative means of repair. The structural appraisal concluded that dismantling was necessary. Capstone then prepared an engineering performance specification addressing the unusual risks of scaffolding and dismantling a vulnerable structure; the spire was safely taken down in 2014.

Masonry Conservation and Sensitive Strengthening

Capstone provides structural assessment and repair design for stone, brick and other traditional masonry. Projects may involve cracked or displaced walls, damaged stone stairs, unstable pinnacles, arches, retaining walls and weakened foundations.

Interventions are developed with attention to original construction and the implications of introducing new loads or materials. The practice also advises on temporary support and sequencing, enabling specialist conservation contractors to repair individual elements while protecting adjoining historic fabric.

Foundations, Ground Movement and Drainage

The company's wider structural and civil engineering services include foundation assessment and design, localised underpinning, piling, retaining walls, drainage and investigation of structural movement. It has experience of working where archaeology constrains the location and depth of new foundations.

Historic properties can suffer from ground movement, moisture-related deterioration and changes to surrounding drainage. Capstone assesses these conditions in context, considering whether movement is ongoing and whether proposed remedial works would affect significant original construction.

Adaptation, New Uses and Building Consents

Capstone undertakes the structural engineering associated with barn conversions, alterations to historic houses, extensions, loft conversions and new construction in sensitive settings. It can assist with planning, listed building and building regulations submissions, feasibility advice and contract administration.

New floors, openings, accessible routes and building services must often be introduced within constrained historic structures. Capstone's published projects demonstrate solutions based on detailed appraisal rather than automatic insertion of major new steelwork or wholesale replacement of existing elements.

Selected Conservation Engineering Projects

Kirkstall Abbey, Leeds

For the Grade I listed and scheduled monastic ruins, Capstone contributed structural and civil engineering to a major conservation and visitor-facilities programme. Its work included assessment of high-level masonry, engineering design for new oak roofs and strengthening of the historic Reredorter roof. A suspended floor was designed above archaeological remains to provide visitor access without excavating into the surviving fabric.

The Piece Hall, Halifax

At the Grade I listed Georgian Piece Hall, Capstone assessed six historic cantilevered stone staircases, identifying fractured treads and inappropriate earlier repairs. It developed repair options and a sequence of temporary support that allowed individual damaged treads to be replaced while retaining the surrounding stone stairs.

Birkenhead Park, Wirral

Within the restoration of the historic park, Capstone undertook investigations and repair design for Joseph Paxton's Swiss Bridge, the Roman Boathouse and the Grand Entrance Lodge. Work addressed deterioration of timber and concealed steelwork, vulnerable bridge abutments, historic roof structures and the structural effects of embedded iron.

The Mansion House, Roundhay Park, Leeds

Capstone provided structural engineering for the restoration and adaptation of the Grade II* listed Mansion House. Work included repairs to the building, assessment of roof spread and engineering design for a new education wing. The new structure used a combination of reinforced concrete and slender steel elements to create a low-profile roof within the historic setting.

National Trust Properties

The practice has undertaken engineering commissions on National Trust estates, including Little Moreton Hall, Lyme Park, Speke Hall, Gawthorpe Hall and Tatton Park. Assignments have included timber frame repairs, structural advice on historic outbuildings, alterations to accommodate new uses, roof repairs and structures within historic gardens and landscapes. It has also advised on repairs to traditional field barns in the Yorkshire Dales.

Left Bank, Leeds

Capstone supplied structural engineering advice for the conservation and adaptation of the former St Margaret of Antioch Church, now a community arts venue. Its work included assessment of movement in the western entrance structure and advice relating to scaffolding and external repairs. The wider community-led restoration received a Historic England Heritage Angels Award.

Historic Toll House, Lincolnshire

Following serious damage to a traditional cottage, Capstone investigated the extent of structural distress and concluded that substantial areas of the original building could be retained. The work illustrates the value of detailed inspection and proportionate repair where a more interventionist assessment had recommended complete demolition.

Professional Expertise and Working Approach

John Ruddy established Capstone to focus on conservation engineering and became one of the early CARE-accredited engineers in 2005. His professional background combines chartered engineering with postgraduate conservation study and IHBC membership.

As a small specialist practice, Capstone describes a hands-on approach in which the principal engineer is involved from initial site appraisal through design and construction. The emphasis is on careful observation, collaborative decision-making and engineering solutions that recognise the strength and value of existing historic fabric.

For historic building owners, conservation architects and heritage organisations, Capstone provides specialist structural engineering support for surveys, urgent defects, sensitive repairs and the long-term adaptation of traditional structures.
